What’s A French Drain?

What Is A French Drain?

French Drains collect water from one location and send it to another. In Crawl Spaces, French Drains collect water around the perimeter of the foundation wall, then move it quickly to a Sump-Pump which gets it out of the Crawl Space.

French Drains are a fairly simple design and use grade to move water in a specific direction. They can be quite complex systems in certain applications, but the short of it is; you have a pipe with holes in it, surrrounded by stone and it runs down hill! When water enters the pipe, it flows freely and unobstructed to the place you designate.

FLC Energy uses EZ-Flow French Drain systems in our Crawl Space applications. This gravel-free alternative is light-weight, environmentally freindly, long-lasting and slashes installation times because it reduces the need to transport, shovel and move heavy gravel around in extremely tight spaces.

For many people, no matter how long that A/C system runs, their house just never gets comfortable. Why Your Next Home Purchase Should Include an Energy Audit

Every buyer should have an energy audit performed on their potential property as a part of the home inspection process. It’s an opportunity to pinpoint areas of concern that won’t be caught in a standard home inspection and a way to get a better understanding of what it will be like to actually live in your new home. An energy audit could help you save hundreds of dollars a year in utility costs, alert you to serious indoor air-quality concerns, or assist you in building a plan of action for the needs that come with any new property. The recommendations from the Audit will affect your decisions about the property in both the short term and over the course of your life in the home should you still choose to move forward with the sale.

For a proper Home Energy Assessment or Energy Audit, a trained and certified professional is a must. Someone with experience who can access all the hard-to-reach, inconvenient places you’ll need to get to in order to perform a proper and wholistic assessment of the home. Physical capability is an important aspect of this job, but knowledge of homes is also a must. Look for a Building Performance Institute (BPI) Certified Energy Auditor or RESNET Certified Energy Rater. Your energy audit should also include a Blower Door Test, Zonal Pressure Testing, Thermal Camera Inspection, and a Combustion Safety Test if applicable.

How Should you Prepare for the Audit?

Well, this can be kind of tough when you don’t own the home. It might be vacant, have no power, or have current owners who just live differently than you or I. But before we get into prepping the house, you can start by gathering data on utility usage. An annual snapshot of energy usage is a great place to start. Twelve months of electric and gas bills along with all the year’s previous delivery invoices for oil, propane, or even wood will be needed if you can get them. There are plenty of situations where you might not have access to this data so don’t fret, these numbers can be estimated if need be.

Make a list of things in your current home or living situation that is important to you, concerning, or that you have questions about. If you’re already living in your new home and the energy audit is being completed after purchase, make a list of these same things based on your experience in the house so far. Think about temperature differences, smells, high humidity, drafty areas, and condensation or moisture build-up.

Prior to the arrival of the Energy Auditor try to get a minimum 15-degree difference between the inside and outside air temperature. And don’t use your fireplace for at least 24 hours ahead of the audit to allow for a Blower Door test to be completed.

What Recommendations Should You Expect?

Air Sealing

Air leakage in and out of your home is one of the most overlooked yet critical factors for comfort, efficiency, air quality, and moisture control in a home. Air leakage is literally the loss of the air inside your home that you’re paying to heat or cool. When your conditioned air escapes your home, it has to be made up elsewhere – otherwise, you’d be living inside of a vacuum. This make-up air usually comes from the lowest areas of your home, like a basement or crawl space. Air from these spaces can bring moisture, mold, and drastic temperature differences into your living space. Air sealing is almost always the first start to any home performance project or efficiency upgrade. Never add insulation without an air-sealing package.

Insulation

After you’ve sealed the home and kept the conditioned air in, it’s time to trap the heat. Insulation works by slowing the flow of energy through it by trapping air inside of millions of little air pockets. The better the insulation, the slower the energy moves from pocket to pocket. This is why air sealing is so important – it blocks that flow of air through air-permeable insulations.

A lot of homes have never had their insulation updated. Some houses have none, but most homes are severely under-insulated. If you have no insulation in your floors, or if you can see the ceiling joists in your attic, you probably need more insulation. That said, energy auditors can help you determine the right amount (R-Value) and location of this insulation. Complex homes with knee walls, sloped attics, and irregular layouts require greater attention to detail to create lasting effects from your insulation project.

Heating and Air-Conditioning

Heating and cooling your home makes up the lion’s share of energy usage for most homeowners. There are a few locations throughout the world where this might not be true, but for the vast majority of us, conditioning the air inside our properties is absolutely critical – and expensive!

Proper sizing of your HVAC unit and efficient distribution of that system is critical to the comfort, efficiency, and longevity of some of the most expensive pieces of equipment in the home. An HVAC system should be sized according to the needs of your home, but replacing an HVAC system before you increase your home’s efficiency can result in improperly sized systems and inefficient operation.

Many people believe that bigger is better when it comes to heating and cooling units, but systems that are too large for a home short cycle and cause comfort issues. Short cycling is when an HVAC system operates for only a few minutes of time, supplying the heating or cooling very quickly and then shutting off. The home will typically lose this energy quickly and the system will be back on in a short time to bring the temperature back to the thermostat’s set point. Short cycling is inefficient and bad for the HVAC system, but it’s also uncomfortable for the homeowner. Short cycling systems are usually loud and blast the occupants with hot or cold air. If your Air-Conditioning unit is short cycling, it’s also not dehumidifying your home properly and can lead to high relative humidity inside and mold.

An Energy Audit can determine the right size HVAC system for your house as it stands right now or the right size of the system to condition the home after it has undergone a Home Performance project. Energy Audits can also help with fuel-switching projects, like converting a Gas Furnace to an Electric Heat-Pump and still maintaining occupant comfort.

Water Heating

Water Heating can be inefficient and downright annoying in some homes. Waiting several minutes for hot water to reach a faucet or running out of hot water during a shower can be frustrating. Not only can your water heater itself be more efficient, but so can the means of distribution. More direct supply lines to your bathrooms and kitchen can help deliver your water faster and reduce wasted gallons down the drain.

Water Heater replacements offer many types of options, from Tankless On-Demand units to Electric Heat Pump Water Heaters. A personal favorite of mine is the Heat Pump Water Heaters. These electric-powered units are the most efficient option on the market. They’re an excellent choice for homes with basements and crawlspaces as they help to cool and dehumidify the space around them. While consideration must be taken for their installation location and the space around them, they are an excellent choice for your water heating needs.

Ventilation

Most homes have uncontrolled or poor ventilation. While it might sound asinine to seal your home up only to intentionally ventilate it, it’s really about control. Many homes have no control over where air exits (exfiltration) and where air enters (infiltration). Ensuring areas of your home that produce moisture, like kitchens and bathrooms, have proper ventilation is important to maintaining healthy indoor air quality in your home. Also, these spaces need to be properly vented to the exterior of the home. You don’t want to take warm and moist air from a bathroom and dump it into your cold and dry attic! That’s a recipe for condensation, rot, and moisture damage.

Expect your energy auditor to make recommendations on bath fan, kitchen, and maybe even whole house ventilation!

Lighting, Smart Controls, and Thermostats

LED lighting, Smart Thermostats, Motion Sensors, and Humidistats are just a few of the many advanced control technologies that exist for the home these days. Your entire home could be hooked up to smart devices that communicate with one another and keep a record of your home’s energy usage. While experience with Smart Home options will vary pretty wildly amongst Energy Auditors, assume you’ll receive recommendations on some “low hanging fruit” options like lighting updates and programmable/smart thermostats.

There are a variety of incentives for energy efficiency and Home Performance projects around your home. Rebates, Financing Opportunities, and Tax Credits can all help to offset or cover portions of your projects around the house. These opportunities exist at both the Federal and State level in most cases and apply to residential energy efficiency in existing homes and new construction, as well as energy efficiency in commercial buildings.

In the case of FLC Energy and most of our customers, we use Rebates Programs at the State level to offset the cost of Home Performance projects to our clients. These programs vary from State to State, but in Maryland and Delaware, where FLC Energy is focused, the programs are somewhat alike. Let’s take a closer look at the programs in each State!

Delaware

The Energize Delaware program helps all Delaware residential utility account holders maximize energy efficiency and improve comfort while saving money and contributing to greater health and safety in homes. By taking a whole-house approach to improvements, the program offers great rebates while pushing for once-and-done approaches that offer greater returns on investments.

How to Start?

It all begins with an Energy Audit! You can request an assessment through Energize Delaware directly or #CallFLC at 410-860-8410 to get signed up. Energy Audits through the program are only $50 and while we’re on-site, we can install some energy-efficient items like LED lights, Water-Efficient Shower Heads, and other items, all at No Additional Cost to you. The audit process provides a holistic picture of the home as a system and we make recommendations on everything from the crawlspace, windows, the HVAC unit, and its distribution system. The energy audit provides both a list of improvements you can make to the home right now, but also a road map for the home’s future and your life in it.

How Do the Rebates Work?

The Energize Delaware program has set rebate amounts for different eligible items within a Home Performance project. There are rebates for the mechanical systems in the house, like Boilers, Furnaces, A/C Systems, and Heat Pumps. But also for water heaters, dehumidifiers, and whole-house ventilation systems. Addressing the home’s envelope is rebate eligible too, like Conditioned Crawl Spaces, Wall and Attic insulation, and Duct Sealing. Even energy-efficient siding upgrades are eligible!

Since these rebates are already set, you know exactly what you stand to save on the cost of a project. Maryland’s program also begins with the Energy Audit. Energy Audits in Maryland are $100 and also include the installation of energy-efficient items at No Additional Cost. On its face, an Encapsulated Crawl Space is just a way to control Relative Humidity. But in order to do this job correctly and effectively, it’s got to be installed the right way. If it’s not, you could wind up exacerbating your moisture problems and dramatically increasing your utility bills.

Controlling the Moisture:

First things first; a continuous vapor barrier must be laid over the dirt floor, with its seams overlapped and taped together. The Vapor Barrier must be fastened and properly sealed to the foundation walls and any interior pillars throughout the crawlspace. Basically, if you want to go in and find dirt, you’ll need to bring a knife and cut through the plastic.

After your plastic is down, Air Seal! Any and all gaps, cracks, or voids that connect the crawlspace with the exterior need to be diligently sealed. That includes all the old vents, holes in the foundation wall, and the entire perimeter of the Sill-Plate, Rim-Joist, and Sub-Floor connections. After that, all holes in the floor of your home or the ceiling of your crawlspace must be sealed. If you have insulation in the floor, follow the water lines, electric wires, and any HVAC equipment. Don’t forget cut-outs in the subfloor for your tub traps!

“Sealing” an Encapsulation is a critical element of the work to ensure you don’t wind up increasing your utility bills, which actually happens a lot. Warm and damp exterior air does everything it can to get into your cool and dry crawlspace. Vapor moves through unsealed areas mentioned above and can even create condensation issues around the perimeter of the crawlspace. Even if the vapor doesn’t condense, it always increases the run-time on your dehumidifier. You must eliminate the source of your problem through air-sealing or your dehumidifier will continue to pull vapor from the exterior in, constantly removing it from the space while simultaneously replacing it with new vapor. Longer run times on the dehumidifier mean higher utility bills and a shorter life span of your equipment. Here’s a tip: If you hear your dehumidifier running in the winter, you’ve probably got a problem!

Dehumidification:

Every Encapsulation needs a dehumidifier. While the make and model of the dehumidifier may vary based on the square feet, volume, and layout of your space, you’re going to need this piece of equipment. In almost all situations, a commercial-grade dehumidifier is going to be your best bet. FLC Energy uses the Santa-Fe Compact 70 or AprilAire E070 in our Encapsulations and Conditioned Crawl Spaces. The dehumidifier is necessary in these applications because even though you’ve sealed this space off from the exterior, nothing is ever perfect. Materials expand and contract with seasons and building materials are not vapor barriers. Wood and Concrete are porous and moisture will move through them into your Encapsulated space. The dehumidifier needs to be there to remove this and maintain a relative humidity level under 60%. FLC Energy aims for our Crawl Spaces to sit around 55% Relative Humidity in most situations. Those with more severe allergies may want to consider keeping their spaces in the 45% or lower range.

Always have your dehumidifier installed on its own 15 Amp GFI Circuit. Having a GFCI circuit or a Blank-Face GFCI outlet in an accessible space will allow you to reset power to the unit in the event of a catastrophic water event in the crawlspace or even your basement. If your crawlspace were to flood for some reason, it’s imperative you DO NOT ENTER the space. Entering a body of water with a power source will result in electrocution and death. No piece of equipment is more important than your’s or anyone else’s life.

Insulation:

There are a lot of companies out there claiming that Encapsulated Crawl Spaces don’t need to be insulated so long as they have a dehumidifier. This is wrong. In an encapsulation, the Framed Floor or Ceiling of the Crawlspace must be insulated. The specific R-Value needs for your space will be dependent on your location and Climate Zone, but it will likely be between R-19 and R-30.

In most cases, FLC Energy recommends removing and replacing the old insulation during the Encapsulation process. Removing the old material allows for a deeper inspection of the space; making it easier to find mold problems, structural concerns, and air-sealing opportunities. It also creates a much better indoor air quality for the crawlspace and the home. Old and existing insulation has usually been saturated over the years and often has animal feces scattered throughout it. This is not the type of air you want to be breathing in your home every day.

So What’s a Conditioned Crawlspace?

Unlike an Encapsulation, a Conditioned Crawlspace controls both Temperature and Relative Humidity in the space. Almost everything else about the system remains the same, but the location of the insulation changes. If you want to be really technical, there are true Conditioned Crawlspaces and also Indirectly Conditioned Crawlspaces. In a true Conditioned Crawl Space, you’d be actively supplying and returning conditioned air from the space, while in an Indirectly Conditioned Crawl Space you’re just allowing the energy losses from the home or ductwork to provide residual effects to the space. In any case, these spaces remain warm and dry throughout the winter and dry and cool throughout the summer!

Where Does the Insulation Go?

In a Conditioned Crawlspace, you’ll find the insulation on the Foundation Wall and Rim-Joist, rather than in the floor or ceiling of the space. Think of it like the exterior walls of your home running all the way down to the dirt floor. By installing the insulation on the foundation, we bring the volume of the entire crawlspace inside the home’s heated and cooled space.

Using the right type of insulation is important for this project too. Closed Cell Spray Foam is the best option for this application. The ability of Closed Cell Spray Foam to properly air-seal the foundation and rim-joist of the home, while acting as a vapor barrier at the same time make it the right material for the job. It also has the highest R-Value per inch out of all insulation options; coming in at 7.5! In a Conditioned Crawlspace, air and moisture permeable materials like fiberglass cannot be used.

So, Which is Right for Me?

Since heat also rises, conditioning a big crawl space could leave you with colder floors in specific situations.
